This page describes how RentalRelay collects tenant SMS consent, what messages tenants receive, and how to opt out. RentalRelay is a transactional property management communication service — we do not send marketing or promotional messages.

About Our SMS Program

RentalRelay provides an SMS-based communication service that connects tenants with their property managers. When you text your assigned property management number, an automated assistant may respond to help with common requests such as maintenance issues, lease questions, and general property inquiries. Your property manager may also communicate with you directly through this number.

This is a two-way, conversational messaging service. All messages are transactional in nature — we do not send marketing, promotional, or advertising content. You will only receive messages related to your tenancy and property management needs.

How Tenants Opt In

Tenants provide explicit SMS consent using one of the following methods:

Method 1 — Written Opt-In Form (Primary)

During lease signing, tenants complete the RentalRelay SMS Notification Opt-In Disclosure form. This paper document is signed by the tenant and kept on file by the property manager. The form instructs tenants to:

  1. Save the property management SMS number to their contacts.
  2. Text HELLO to that number to activate notifications.
  3. Upon texting HELLO, receive the confirmation: "Thanks for connecting with [Property Name] via RentalRelay! You'll receive important property updates here. Msg frequency varies. Msg&data rates apply. Reply STOP to opt out or HELP for support."
Consent is not a condition of any lease agreement. Tenants are not required to opt in to receive housing services. Opting in or out of SMS will not affect your tenancy in any way.

Method 2 — Inbound Message (Conversational)

A tenant may also initiate contact at any time by texting the property management number with a question or request. By sending an inbound message, the tenant consents to receive SMS replies from RentalRelay on behalf of their property manager. The same confirmation message is sent upon first contact.

Types of Messages You May Receive

  • Maintenance updates — status of repair requests, scheduled maintenance, service appointments
  • Lease reminders — rent due dates, lease renewal notifications, document requests
  • Property information — parking rules, trash schedules, building updates, amenity reservations
  • Urgent alerts — emergency maintenance, utility shutoffs, safety notifications
  • Responses to your inbound questions and requests

We do not send marketing messages, promotions, or third-party advertisements.

Message Frequency & Rates

Message frequency varies and depends entirely on your conversations with your property manager. You may receive 0–10 messages per month. There are no recurring scheduled messages unless initiated by your property manager for a specific property need.

How to Opt Out or Get Help

You can manage your messaging preferences at any time by texting the following keywords to your property management number:

You may also opt out by contacting us directly at support@rentalrelay.io. Opt-out requests are processed within 24 hours. After opting out, you will receive one final confirmation message and no further texts will be sent.

RentalRelay SMS is supported on all major U.S. wireless carriers including AT&T, T-Mobile, Verizon, and others.

Privacy

Your phone number and message content are used solely for property management communication between you and your property manager. We do not sell, share, or distribute your phone number or personal information to third parties for marketing purposes. For full details, see our Privacy Policy.
