How RentalRelay Works for Vendors

You received a job request via text from RentalRelay. Here is everything you need to know about how the process works.

What is RentalRelay?

RentalRelay is a property management platform that connects landlords, tenants, and vendors via text message. When a tenant reports a maintenance issue, RentalRelay automatically dispatches job requests to the appropriate vendor.

You do not need to create an account or download anything. The entire process happens over text message.

How It Works, Step by Step

You receive a job request

When a tenant reports an issue that matches your trade, you will receive a text with the job details, including the issue, address, tenant contact info, and landlord contact info.

Accept or decline

Reply YES to accept the job, or NO if you are not available. If you decline, the landlord will be notified so they can assign someone else.

Contact the tenant and schedule

After you accept, you will receive the tenant's name and phone number along with the full property address. Reach out to the tenant directly to schedule a time that works.

Send your estimate

After assessing the issue, text your estimate back to the RentalRelay number. You can send it as a dollar amount like $500 or just the number 500.

What happens with your estimate: If your estimate is under the landlord's pre-set threshold, it is automatically approved and you can start work right away. If it is over the threshold, the landlord will be notified for approval. You will receive a text once it is approved.

Complete the job

When the work is done, text Done back to the RentalRelay number. If you included the cost in the same message (like "Done, total was $450"), it will be recorded automatically. Otherwise, you will be asked for the final cost.

Get paid

After you report the job as complete, you will receive the landlord's contact information for payment. Payment is handled directly between you and the landlord, not through RentalRelay.

Here are the key text commands you can send to the RentalRelay number at any time during a job:

  • YES - Accept a job request
  • NO - Decline a job request
  • $500 or 500 - Send your estimate or final cost
  • Done - Mark a job as complete
  • No charge - Report that there is no cost for the job
  • STOP - Opt out of all future job request texts
  • START - Opt back in to receive job requests

You can also text a question at any time, like "What time works for the tenant?" The landlord will be notified and can respond directly.

Frequently Asked Questions

Who is texting me?

The texts come from RentalRelay on behalf of the property manager or landlord who added you as a vendor. Their name and contact info are included in every job request.

Do I need to create an account?

No. Everything happens over text message. There is nothing to sign up for or download.

How do I stop receiving texts?

Reply STOP at any time to opt out. You will not receive any more job requests. If you change your mind later, reply START to opt back in.

What if I have a question about the job?

Text your question back to the same number. It will be forwarded to the landlord, and they can reach out to you directly.

What if my estimate needs approval?

If your estimate exceeds the landlord's pre-set threshold, they will be asked to approve or deny it. You will receive a text letting you know the outcome. Do not start work until you receive approval.

How do I get paid?

Payment is between you and the landlord. After you mark a job as complete, you will receive the landlord's contact information so you can arrange payment directly with them.

Can I be a vendor for multiple landlords?

Yes. Each landlord who adds you will send their own opt-in request. You can accept or decline each one independently.

What if I accepted a job but can no longer do it?

Contact the landlord directly using the phone number from the job request. They can reassign the job to another vendor.
