SMS Communication Consent
SECTION ___ . SMS COMMUNICATION CONSENT.
Tenant authorizes [Landlord legal name / property management company] ("Landlord") and Landlord's text-messaging service provider, RentalRelay, to send automated and non-automated text (SMS/MMS) messages to the cellular phone number Tenant provides on this lease for purposes related to the tenancy, including but not limited to:
- Maintenance request acknowledgments and follow-ups
- Vendor coordination and appointment reminders
- Lease and property notices
- Emergency communications
- Rent payment reminders, receipts, and secure payment links
Tenant understands that:
- Message and data rates may apply.
- Message frequency varies by activity on the property.
- Tenant may opt out of automated text messages at any time by replying STOP to any message from Landlord's RentalRelay number, and may obtain help by replying HELP.
- Opting out of automated text messages does not affect Landlord's ability to contact Tenant by phone, email, or written notice for matters required by the lease or by law.
- Consent to receive these messages is not a condition of housing; Tenant may decline by initialing the line below and Landlord will use phone, email, or written notice instead.
This consent extends to text messages from any RentalRelay number assigned to the property. Tenant may withdraw this consent at any time, in writing or by replying STOP, without penalty.

A few practical notes
- If your tenant declines the SMS clause, RentalRelay still works — you just can't use the automated reminder/payment SMS paths for them. You can manually message them through the dashboard if they later text in.
- If a tenant texts STOP after signing, RentalRelay automatically respects the opt-out and stops sending automated messages. Their consent record is retained for audit purposes.
- For existing tenants who signed leases before adopting RentalRelay, send them a one-time SMS opt-in request through the New Message flow — they reply YES and you're in compliance.
- This template is written for U.S. landlords. International tenants are subject to local laws (GDPR, PIPEDA, etc.) — consult counsel.
